Red Rock Residence 101 – 2 bedroom apartment in green area of Ghent – Furnished Apartments Gent

Our apartment is very well suited for longer stays and is tastefully decorated. All amenities are present. Situated in the green belt of Ghent and yet with easy access to R4, E17, E40.
Prices as from 1st January 2024
Monthly rental price for apartment 101 is: 1561 euros/month (price for 2 people)
minimum rental period 1 month
this apartment comes with 2 bedrooms (1 with a double bed, 1 with a twin bed), 1 bathroom, a large storage room
up to 4 adults
the rental price is the basis for the guarantee (. excluding costs)
This apartment (100 m2) comes with:
spacious living room
fully equipped kitchen (including kitchen utensils and appliances)

The following conditions
Participation in the monthly usage and consumption costs (utilities)
Contribution to the fixed costs include: depreciation of bed and bath linen, depreciation of washing machine, dryer, steam iron, TV set, gas consumption, electricity, city water, heating, sanitary hot water, digital TV subscription, internet subscription, high-performance WiFi, participation in the costs of cleaning and maintenance of common areas, participation in the costs of availability and maintenance of the elevator (apartments are all on the floors), participation in the costs of garbage collection, etc (non-exhaustive list).
These costs are higher in the winter months (October-March), compared to those for the summer period (April-September). Reason: heating (!) and greater electricity consumption in the winter months.
Amount: 6 euros/pers/day in summer and 9 euros/pers/day in winter.
Given the minimum occupancy is 2 people, this amounts to 360 euros per apartment in the 6 summer months (April-September) and 540 euros per apartment in the winter months (October-March).
Again, this is for the anticipated occupancy of 2 people. We charge 4 euros/night per additional person in summer from the third resident/visitor and 6 euros/night/additional person (>2p) in winter.
There is a mandatory joint tenant fire insurance policy, in addition to the insurance payable by the owner/landlord. The cost is also included in the fixed costs contribution.
Rental price for a longer period
With an effective rental for a period of a full year, a refund of 7.35% is charged on the annual rental price.
This amount is added to the deposit so that only 2 months’ rent must be requested as a deposit at the start (legally 3 months’ rent).
If no damage is found or there are no broken or missing items upon termination of the agreement, the refund on the annual rent will be refunded in full, together with the deposit of 2 months’ rent paid at the start.
City tax
There is a city tax of the equivalent of 4.2 euros/day/apartment (this is by analogy with the city tax for tourists which amounts to 3.5 euros/night/person(!)).
This can be avoided if there is a registration in the population register as an official address for at least 1 person at the address of the apartment on January 1.
Cancellation of rental contract
Cancellation must take place at least 1 full calendar month before the intended departure date. The cancellation therefore takes effect on the 1st of the following month. During the cancellation period  and after agreement between the tenant/landlord, the apartment should be available for a final inspection, final cleaning and for viewings of prospective tenants.
Cleaning is carried out every two weeks by our services at 29 euros/hour (unless agreed otherwise)
The final cleaning will be deducted deducted from the rental deposit.
